November 2023 delivered 55 Kaua‘i island wide sales a 1.89% increase over November 2022, and likewise, sales volume increased by 16.70% over the same month last year to $81,072,611. This brought some optimism to the market where if December mirrors November’s positivity, this could be a noted inflection point. Yet, the elephant in the room remains Kaua‘i’s depleted supply where we remain the only county sitting static.

It’s abundantly clear that some of the recent sales activity in the Kaua‘i market comes as a result of the Maui fires. In fact, the entire state is now observing the compounding effects of the fires. Paul H. Brewbaker, Ph.D. Economist with TZ Economics, presented to the Kaua‘i Board of Realtors earlier this month offering his report which spotlights the topic. Paul has been the Hawai‘i business community’s go-to economist for decades. His background in financial risk analytics, prior 25-year affiliation with Bank of Hawai‘i and his well-connected and broad view of this island state, gives him great street-cred and the unique ability to poke at anyone who has marginal decision making – most notably public officials.
