Kukui'ula

Spanning 1,010 acres, Kukuiʻula stands among the most breathtaking private club communities in the western United States. Its world-class setting, panoramic views, and exceptional amenities paired with distinctive architecture capture the true essence of luxury living on Kaua‘i.

Originally envisioned and developed by DMB & Associates and Alexander & Baldwin, the community is centered around its vibrant club, which includes the main clubhouse, a renowned golf course, spa and wellness facilities, and a variety of dining and recreational offerings. In 2022, Brue Baukol Capital Partners of Colorado acquired Kukuiʻula and continues to guide its development today.

The reason to call Kukuiʻula home lies with the people. All owners of real estate within the community must join the club. Currently, the initiation fee is $150,000.00 and is payable at closing. Upon joining the club, members may share their experience with their immediate family – both up and down a generation. Often referred to as the “vertical membership program”, the use of the club facility by other immediate family members is clearly a reason to purchase.

Both club members and its employees express their affinity for Kukui ‘ula and Kaua‘i coming together as one caring family. The members reinforce their commitment to the club via donations to the holiday fund for employees, and to the club’s community fund that serves a number of Kaua‘i based non-profits.

Kukuiʻula is currently made up of 11 distinct neighborhoods, each offering a variety of lot sizes, views, and proximity to the club and community amenities. While every neighborhood has its own design character, all follow the overarching Design Guidelines of Kukuiʻula. At the heart of these guidelines is a deep respect for the cultural and architectural influences that have shaped Hawai‘i over time. Traditional Kaua‘i design elements, along with modern interpretations, are thoughtfully woven into the 1,010-acre community, enhanced by the artistry of the island’s renowned landscape architects.

As stated in Kukuiʻula’s Design Guidelines, the community was envisioned to be timeless, intentional, and rooted in place. Every home design is encouraged to express:

• An Understanding of the Elements – Honoring the sun, trade winds, and ocean that define Kaua‘i’s natural environment.


• A Celebration of Nature – Embracing indoor/outdoor living that highlights the island’s beauty.


• Respect for the Land – Reflecting reverence for the land through thoughtful design and landscaping.


• Kaua‘i’s Unique Culture – Expressing local heritage and values through architectural form.

The result is a community that feels both personal and deeply connected to Kaua‘i. By 2010, “starchitects” began arriving at Kukuiʻula, drawn to land unlike any other in Hawai‘i. The terrain rises gracefully from 30 to 350 feet above sea level, offering a stunning canvas for some of the country’s top designers to frame views of whitewater, sunrises, and sunsets over the Pacific. Custom homes on quarter-acre to one-acre-plus lots provide ample space for inspired architecture, all within thoughtfully crafted neighborhood design guidelines. Many owners choose to start with vacant land, eager to bring their own vision to life. Architects are ready to assist and often recommend engaging a contractor early in the process to ensure a smooth build.

Some properties are eligible for vacation rental on a nightly, weekly, or monthly basis, therefore it’s essential for buyers to understand the rules specific to each neighborhood. Interestingly, many who planned to visit only a few weeks a year have found themselves extending their stays to months, or even relocating full-time.
