Sirois Kaua’i July 2026 Island Review
Real estate closings through the second quarter far exceeded Q’01 despite a slight June tapering (see charts). Through the first half of 2026, the Kōloa District recorded the highest number of sales with 102 recordings, followed by Kawaihau at 82.
Year over year sales volume through Q ’02 shows residential sales up by 3.64% YTD, whereas condos retreated by ~22.3% and land did the same at ~40.34%%. Median prices reflect our day-to-day experience where residential prices across the island are up 15.22%, with condos and land in the red.
In a parallel track, building permits surged well beyond 2025. Despite the island’s overall transaction count for 2026 dipping to near 2010 counts, Kaua‘i and the overall State of Hawai‘i will likely not experience the more extreme price corrections of other markets. Even during periods of slower market demand, our core housing imbalance remains.
Although appreciation has slowed, and inventory has edged up slightly, this remains a fundamentally undersupplied and stressed housing market, where persistent inventory limitations continue to shape pricing, competition, and long-term value.
