Real estate closings in May mirrored April, making the past two months the strongest of the year. Even more encouraging, May sales volume reached a new high, totaling $114,783,000 for the month alone.

Total residential sales volume surged past May 2025 by 167%, pushing year over-year residential sales into positive territory at +21%. Rising residential median prices prompted some buyers to shift their attention toward condominiums, where the data and improved pricing created attractive opportunities.

Buyers understand that the condo market provides select opportunities wherein the better developments shine brightly due to their focus on reserves, dues, insurance coverage and making maintenance a priority. As a footnote, legal matters involving the popular Pili Mai at Po‘ipū and the newly developed Kauanoe o Kōloa significantly suppressed South Shore condominium sales. In March 2023, the Association of Unit Owners of Pili Mai at Po‘ipū filed a Complaint for Damages against the developer and other parties regarding alleged construction defects and related matters.
